The average rental value increased by 8% in April, compared to the previous year, according to data from Imovirtual. The purchase of an apartment increased by 14% in April, compared to the previous year, while houses increased by 13%, compared to last year.

The average value of houses for sale increased by 10% in April (325 thousand euros) compared to the same period of the previous year, while in the rental market the average increase was 8%, to 1,300 euros, compared to the same period last year. , having risen 4% compared to last month, according to data from Imovirtual.

“Although house prices are stabilizing, Évora and Portalegre saw increases in rent, in April, of 29% and 14%. Beja, Guarda, Santarém, and Viana do Castelo were the districts that saw the biggest drop in rental values ​​compared to last month”, says Imovirtual.

The purchase of an apartment increased by 14% in April, compared to the previous year, while houses increased by 13%, compared to last year.

“Regarding the typology, all of them have seen increases in their prices, however, T2 and T5 houses are the types that have increased their prices the most (+20% and 18%, respectively), when compared to the 2023 values”, say the data from Imovirtual.

In terms of rental prices, by districts and islands, the biggest price increases were in Évora (+29%), Portalegre (+14%), Coimbra (+9%), Leiria (+6%), and Bragança ( +6%), in April, compared to the previous month, to 900, 440, 800, 850 and 475 euros respectively.

“Beja (-20%) was the district that recorded the biggest drop in average income in April, compared to March, dropping to 800 euros. Next comes the district of Guarda (-8%), where the average income currently stands at 380 euros; Santarém (-7%, 700 euros) and Viana do Castelo (-1%, 780 euros)”, said Imovirtual.

In April, and compared to the same period last year, the biggest increase was for Beja (+39%) which went from 575 euros to 800 euros; followed by Setúbal (+25%), going from 960 to 1,200 euros, Coimbra (+23%), which goes from 650 to 800 euros, Leiria (+21%), from 700 to 850 euros, Évora (+ 20%), which goes from 750 to 900 euros, and Braga (+11%), from 850 to 950 euros.

“In relation to the districts where there was a decrease in the average rental price, compared to the same period last year, Guarda (-42%) was the one that recorded the biggest drop, where the average rent is currently 380 euros. Followed by Vila Real (-5%), which now has an average income of 475 euros and Castelo Branco (-2%), which drops to 560 euros. In general, Guarda (380 euros), Portalegre (440 euros), Bragança (475 euros) and Vila Real (475 euros) are the cheapest districts to rent a house in April. Lisbon continues to be the most expensive (1,700 euros), followed by Porto (1,200 euros), Setúbal (1,200 euros) and Santarém (1,100 euros)”, reveals Imovirtual.

In terms of sales, in April, the biggest increases were in Santarém (+3%), Braga (+2%), Aveiro (+2%), Porto (+2%) and Leiria (+1%), reaching 180,000, 279,900, 290,000, 325,000, and 260,000 euros respectively.

“On the other hand, Lisbon (-9%), Faro (-3%), Bragança (-3%), Castelo Branco (-2%), Portalegre (-1%) and Viseu (-1%) were the districts that recorded a drop in average income in April, compared to March, falling to 399,000, 411,180, 100,000, 98,000, 77,250 and 164,000 euros, respectively. This is followed by the district of Évora, Guarda, Beja, Setúbal, Viana do Castelo and Vila Real (-0%), where average prices remained exactly the same as last month”, added Imovirtual.

Compared to the same period last year, the biggest price increase was in Portalegre (+19%), going from 65,000 to 77,250 euros, followed by Santarém (+15%, from 157,000 to 180,000 euros), Leiria (+13%, from 230,000 to 260,000 euros), Braga (+12%, from 250,000 to 279,000), Aveiro (+9%, from 265,000 to 290,000), and Viseu (+9%, from €150,000 to 164,000 euros).

“Bragança (-17%) was the district that had the biggest drops in its average prices, when compared to the same period last year, in which it went from 121,000 to 100,000 euros, followed by Évora (-11%, 180,000 to 160,000 euros) and Lisbon (-4%, 415,000 to 399,000 euros)”, said Imovirtual.

“Guarda (75,000 euros), Portalegre (77,250 euros), Castelo Branco (98,000 euros), Bragança (100,000 euros) and Beja (105,000 euros) remained the cheapest districts to buy a house in April. The most expensive were Faro (411,180 euros), Lisbon (399,000 euros), Setúbal (340,000 euros), Porto (325,000 euros)”, added Imovirtual.

With regard to the Autonomous Regions of Madeira and the Azores, the Island of Graciosa (Azores) was the one with the biggest increase, 62% more, going from 77,000 to 125,000 euros, compared to last year, followed by the Island of Flores (59%), going from 93,500 to 149,000 euros, and São Jorge Island, going from 101,000 to 160,000 euros.

“Santa Maria Island and Corvo Island (both with 0%) were the ones that kept their average prices exactly the same as the previous year. When compared to last month, Terceira Island (+5%, which went from 162,500 to 167,500 euros) and Porto Santo Island (+4.48%, which went from a value of 295,000 to 350,000 euros), were the which registered a greater increase in the average sales price. While Ilha do Corvo (-20%), Ilha do Faial (-12%) and Ilha de Santa Maria (-1%) were those that registered the biggest drop in the average price. Ilha do Corvo (80,000 euros) and Ilha da Graciosa (125,000 euros) continue to be the cheapest island to buy a house in April. While Funchal (460,000 euros) remained the most expensive”, according to data from Imovirtual.
