The price of houses in Braga increased by 2.3% in April, above the national average (0.5%), compared to the previous month, according to the Idealista portal index released today. In Viana do Castelo the increase was 0.9%.

According to the index, houses for sale became more expensive again in 15 district capitals between March and April.

Portalegre (6%), Bragança (4.7%) and Évora (3.6%) lead the list. Next are Viseu (3.3%), Vila Real (2.4%), Leiria (2.3%), Braga (2.3%), Setúbal (2.1%), Santarém (1.9% ), Ponta Delgada (1.8%), Funchal (1.4%), Beja (1%), Viana do Castelo (0.9%), Aveiro (0.6%) and Porto (0.6%) .

In Coimbra (0.4%), Lisbon (0.3%), Faro (-0.1%) and Castelo Branco (-0.5%), prices remained stable during this period. On the other hand, prices fell in Guarda (-1.2%).

Lisbon continues to be the city where it is most expensive to buy a house: 5,585 euros/m2. Porto (3,566 euros/m2) and Funchal (3,304 euros/m2) occupy second and third place, respectively. This is followed by Faro (2,922 euros/m2), Aveiro (2,510 euros/m2), Setúbal (2,348 euros/m2), Évora (2,164 euros/m2), Viana do Castelo (1,902 euros/m2), Coimbra (1,876 euros/m2), m2), Braga (1,834 euros/m2), Ponta Delgada (1,820 euros/m2), Viseu (1,502 euros/m2) and Leiria (1,489 euros/m2).

The most economical cities are Guarda (764 euros/m2), Portalegre (848 euros/m2), Castelo Branco (891 euros/m2), Beja (917 euros/m2), Bragança (975 euros/m2) and Santarém (1,222 euros/m2).

By districts

Analyzing by districts and islands, the biggest price increases took place on Pico Island (8.5%), Tercera Island (3.5%) and São Miguel Island (2.6%). Next are Beja (2.6%), Viseu (2.3%), Santarém (2.2%), Aveiro (2.1%), Viana do Castelo (2%), Braga (1.8%) and Madeira Island (1.7%).

With increases of less than 1% are Portalegre (0.9%), Castelo Branco (0.8%), Leiria (0.8%), Bragança (0.8%) and Faial Island (0.6% ). Housing prices remained stable during this period in Évora (0.5%), Lisbon (0.5%), Faro (0.4%), Santa Maria island (0.2%), Vila Real (0 .1%), Setúbal (0%) and Porto (0%). On the other hand, prices fell in Guarda (-2.7%), Coimbra (-1.4%), Porto Santo island (-1.4%) and São Jorge island (-0.7%).

It should be noted that the ranking of the most expensive districts to buy a house is led by Lisbon (4,027 euros/m2), followed by Faro (3,334 euros/m2), Madeira Island (3,015 euros/m2), Porto (2,580 euros/m2) , Setúbal (2,472 euros/m2), Porto Santo island (2,241 euros/m2), Aveiro (1,723 euros/m2), São Miguel island (1,672 euros/m2), Leiria (1,616 euros/m2), Braga (1,547 euros/m2), Pico island (1,491 euros/m2), Viana do Castelo (1,466 euros/m2), Santa Maria island (1,416 euros/m2), Coimbra (1,389 euros/m2), Faial island (1,321 euros /m2), Évora (1,280 euros/m2), Terceira island (1,214 euros/m2), São Jorge island (1,210 euros/m2) and Santarém (1,160 euros/m2).

The most economical prices are in Guarda (689 euros/m2), Portalegre (724 euros/m2), Castelo Branco (839 euros/m2), Bragança (884 euros/m2), Vila Real (973 euros/m2), Beja (1,098 euros/m2) and Viseu (1,118 euros/m2).

Methodology

To create the Idealista property price index, the offer prices (based on built square meters) published by advertisers are analyzed. Atypical advertisements and those with out-of-market prices are eliminated from the statistics.

The typology “single-family houses” is also included and all advertisements that are in the database and that have not been interacted with by users for some time are discarded.

The final result is obtained through the median of all valid advertisements in each market.
