“ANDin 2024, Spain tops the list of most attractive countries to invest in hotels. Portugal appears for the first time in seventh place in this ‘ranking’, demonstrating great potential, both due to the diversity of destinations offered (…) and the quality of the service”, refer to the conclusions of the “2024 European Hotel Investor Intentions Survey”.
The hospitality sector presents encouraging prospects for the sector, with 90% of investors planning to maintain or increase the volume invested in the tourism sector next year.
The survey points out that this optimism in the sector is fueled by the solid performance “and resilience of hotel assets, which should suffer fewer discounts compared to other types of assets”.
Still, he warns, “the possible price adjustment is also an important factor for some investors, with 28% citing it as the main reason for increasing investment in hotel assets.”
Among the main challenges, investors highlighted the cost of capital, which was worsened by the increase in interest rates to combat inflation, the shortage of qualified labor and geopolitical instability.
CBRE director for the hotel sector, Duarte Morais Santos, considered that investor confidence levels “are clear signs that the sector is resilient and ready to face future challenges” and that “continuous positive developments in the hotel market in 2024”.
Among the main destinations, hotels located in the so-called “Central Business Districts (CBD)” are the most popular (86%), followed by resort-type locations (80%) or secondary cities (52%). London maintains its leadership in the ranking of the most attractive destinations, followed by Madrid and Paris.
