The price per square meter is almost 5% more expensive in residential properties in São José do Rio Preto (SP). The data, from the FipeZap index, calculated by the Economic Research Institute Foundation (Fipe), refers to the last 12 months and was released on April 2nd of this year.
The index tracks the average sale and rental prices of properties up to 200 square meters. According to the results, the square meter in Rio Preto is costing around R$5,000, that is, almost 4.95% more expensive overall.
According to the research, Rio Preto recorded a positive monthly variation of 1.82% in March. February recorded a positive variation of 0.55% – an increase of 1.82% compared to the previous month.

According to real estate businessman Rodrigo Ferrante, the data shows promising economic growth for the real estate sector in the northwest of São Paulo. This is because the value per square meter in Rio Preto is higher than that of other municipalities with similar populations, such as Ribeirão Preto (SP) (see table above).
“The first months of the year are slower, but, from April onwards, we already notice an improvement. It is a good time for a positive reaction from the market, especially in the program ‘Minha Casa Minha Vida’”, reveals the businessman.
The counselor of the Regional Council of Real Estate Brokers of the State of São Paulo (Creci-SP), Sabino Sidney Pietro, explained that the appreciation of properties is due to the increase in demand, especially for one to two bedroom apartments, in addition to the increase in launches of new real estate projects.
“Nova Redentora, Redentora, Alvorada, Alto Rio Preto are neighborhoods that are on the rise in Rio Preto. People look for more compact spaces with surrounding infrastructure such as supermarkets, medical and dental clinics, hospitals, restaurants”, reinforces the advisor.
