Beja, Guarda, Santarém, and Viana do Castelo were the districts that saw the biggest drop in rental values ​​compared to last month.

Imovirtual, a leading real estate portal, today releases its barometer regarding the evolution of average advertised rental and sales prices in Portugal. The data now shared refers to the comparison of March with April of this year and with the same period, April 2023.

In relation to the average value of properties for rentthere is an increase in the average income of +8%being 100 euros more expensive when compared to the same period last year. Although we are seeing a slight stabilization of average values, in April there was an increase (+4%), now settling on €1,300, compared to last month.

The same happened with house sales prices, where the rise was even more slight. In general, buying a house continues to be about €30,000 more expensive, than in April last year (+10%)in which the average sales value was €295,000 and becomes €325,000. But, when compared to last month, March, there is stabilization (+2%).

Regarding property designationwe found that buying a apartmentis currently 14% more expensive than the same period in 2023. While a home had an increase of 13%, compared to the same period in the previous year.

As for the typology, all of them have had their prices rise, however, the T2 and T5 houses These are the types that have risen the most in price(+20% and 18%, respectively), when compared with 2023 values.

RENTAL – Featured Districts and Islands:

  • Évora (+29%), Portalegre (+14%), Coimbra (+9%), Leiria (+6%), and Bragança (+6%) are the districts with the greatest increase in average income in April, compared to the previous monthwith prices rising to €900, €440, €800, €850 and €475, respectively.
  • In contrast, Beja (-20%) was the district that recorded the biggest drop in average income in April, compared to March, falling to 800€. Next comes the district of Guard (-8%)where the average income currently stands at 380€; Santarém (-7%, €700) and Viana do Castelo (-1%, €780).
  • Compared to April last year, there was a general increase in rental values ​​in practically all districts, namely: Beja (+39%) which records the biggest increase in average income, which goes from €575 to €800; Setúbal (+25%), goes from €960 to €1,200, Coimbra (+23%) goes from €650 to €800, Leiria (+21%), goes from €700 to €850, Évora (+20%), which goes from €750 to €900 and Braga (+11%), which goes from €850 to €950.
  • In relation to the districts where there was a decrease in the average rental price, compared to the same period last year, Guard (-42%) was the one that recorded the biggest drop, where the average income currently stands at €380. Following each other Real Village (-5%), which now has an average income of €475 and White Castle (-2%), which drops to €560.
  • In general, Guard (€380), Portalegre (440€), Bragança (475€) and Vila Real (€475) are the cheapest districts to rent a house in April. Lisbon continues to be the most expensive, (€1,700), followed by to Porto (€1,200), Setúbal (€1,200) and Santarém (€1,100).

SALE – Featured Districts and Islands:

  • Santarém (+3%), Braga (+2%), Aveiro (+2%), Harbor (+2%) and Leiria (+1%) are the districts with the greatest increase in average income in April, compared to the previous monthwith the values ​​rising to €180,000, €279,900, €290,000, €325,000 and €260,000, respectively.
  • In contrast, Lisbon (-9%)Faro (-3%)Bragança (-3%), White Castle (-two%), Portalegre (-1 and Viseu (-1%) were the districts that recorded a drop in average income in April, compared to March, falling to 399 000€, 411 180€, 100 000€, 98 000€, 77,250 and €164,000, respectively. Next comes the district of Évora, Guarda, Beja, Setúbal, Viana do Castelo and Vila Real (-0%), where average prices remained exactly the same as last month.
  • As for the comparison with the previous year (April 2023), the district that recorded the biggest increase in house prices was Portalegre (+19%), where values ​​rise from €65,000 to €77,250. Following each other Santarém (+15%, from €157,000 to €180,000), Leiria (+13%, from €230,000 to €260,000), Braga (+12%, from €250,000 to €279,000, Aveiro (+9%, from €265,000 to €290,000), and Viseu (+9%, from €150,000 to €164,000) respectively.
  • Bragança (-17%) was the district that had the biggest drops in its average prices, when compared to the same period last year, in which it went from €121,000 to €100,000. Following each other Évora (-11%, €180,000 to €160,000) and Lisbon (-4%, €415,000 to €399,000).
  • Guard (€75,000), Portalegre (€77,250), White Castle (€98,000), Bragança (€100,000) and Beja (€105,000) remained the cheapest districts to buy a house in April. The most expensive were Faro (€411,180), Lisbon (€399,000), Setúbal (€340,000), Harbor (€325,000).
  • In relation to the islands, Graciosa Island was the one with the biggest increase (+62%, from a value of €77,000 to €125,000), compared to the previous year. Following the Flower Island (-59%), which went from €93,500 to €149,000 and São Jorge Island, which went from €101,000 to €160,000.
  • In contrast, the Santa Maria Island and the Corvo Island (both with 0%) were those that kept their average prices exactly the same as the previous year.
  • When compared to last month, The Terceira Island (+5%, which went from €162,500 to €167,500) and the Porto Santo Island (+4.48%, which went from a value of 295,000 euros to 350,000€), were those that registered the greatest increase in the average sales price. While Ilha do Corvo (-20%), Ilha do Faial (-12%) and Ilha de Santa Maria (-1%) were those that registered the biggest drop in the average price.
  • A Corvo Island (€80,000) and the Island da Graciosa (€125,000) remains the cheapest island to buy a house in April. While the Funchal (€460,000) remained the most expensive.
