In the first quarter of 2024, the average value per square meter (m²) of newly launched residential properties in the seven most expensive neighborhoods in the capital of Ceará was around R$14 thousand, with the most expensive being R$16.4 thousand .

The values ​​were indicated in the quarterly survey of the Civil Construction Industry Union of Ceará (Sinduscon-CE), made in partnership with Brain Strategic Intelligence. 185 real estate launches in Fortaleza were analyzed in the most different neighborhoods of the city, with emphasis on the Mucuripe.

For the second quarter in a row, the neighborhood on the edge of the Capital had the most expensive residential launches. To live in a new unit on site, you need to pay, on average, R$16,423/m².

The price is very similar to the one charged next door. Meireles. The neighborhood, which commonly appears as one of the most expensive in the Northeast region for new or non-new housing, appears just behind Mucuripe in the Sinduscon-CE survey, with an average value per m² of R$16,404.

The center has more expensive square meters than Cocó and Guararapes

In relation to the survey released at the beginning of the year referring to the 4th quarter of 2023, the positions remained unchanged until 5th position in the ranking. “As this land becomes more scarce, there is no doubt that the price will rise. Furthermore, new developments are being observed that use synthetic materials that imitate wood, seeking sustainability, etc. These are expensive coatings, and this obviously brings , a compromise in price. Historically, due to the amount of services available in the neighborhoods, the highest values ​​will be concentrated in the upscale area of ​​Fortaleza. According to Paulo Angelim, the available land must be even more competitive, causing older developments to be demolished, such as the São Pedro Building, in Praia de Iracema.

These areas really have a wealth of services and businesses and this ends up influencing demand. They will continue being disputed and we will see the demolition of old buildings.

Far from developments with a wide range of leisure equipment and services, new condominiums are being launched with even greater personalization to satisfy the wishes of residents, as explained Patriolino Diaspresident of Sinduscon-CE.

“The new developments that are coming out, whether high-end, very high-end or standard economy, are coming with the new demands of customers. Even in the economical development, you see a leisure area. These equipment are coming with new features to please customers. Of course, the higher the standard, the more robust it is.
