The number of property listings for rent increases in 2024. This is the trend in most of the country’s district capitals, with emphasis on Lisbon, Leiria and Porto, which had the biggest increases, compared to the same period last year, of around 59%, 32% and 28%, respectively

Imovirtual, a reference real estate portal in Portugal, today releases a study focused on advertisements published on your Portal for property rental. The analysis includes the number of existing ads, the regions with the highest number of ads and the period in which they were available – a possible indicator of the time it may take for a house to be rented. The data shared refers to the comparison of the beginning of the year 2024 with the same period in 2021, 2022 and 2023.

At the beginning of this year, compared to the same period last year, the number of advertisements for houses available for rent increased significantly (36%). This increase was felt in most of the country’s district capitals, with emphasis on Lisbon, Leiria and Portowith rises of around 59%, 32% and 28%respectively.

Since the beginning of the year, in capitalthe number of property advertisements for rent reached 7 358 ads in 1 month. In 2023, this number was lower (4 630 advertisements), contrary to what occurred in the same period in 2022 and 2021, in which the number of advertisements was around 7 789 and the 11 291respectively.

As regards the Harborthe undefeated city, in 1 month of 2024, the number of advertisements is around 2 797, 28% higher than the same period last year. As observed in Lisbon, also in Porto, in 2022 and 2021 the number of property advertisements for rent on the portal was higher than the value currently registered (4 794 It is 5 686 advertisements, respectively).

Following the trend of the two previous capitals, Setúbal (887) It is Braga (754) are also, currently, the regions where the highest number of advertisements are registered, values ​​that translate into increases in 11% It is 25% compared to the same period in the previous year.

However, although these capitals are the ones with the most announcements taking place, they are not the only ones that had the biggest increase, comparing the same period of 2024 vs 2023. In addition to Lisbon and Porto, also Leiria (32%), Coimbra ( 30%), Braga (25%), Aveiro (23%), Terceira Island (22%) and Faro (15%) saw significant increases in the number of homes advertised for rent.

Bragança (-38%), Madeira (-28%), Vila Real (-27%), Castelo Branco (-12%), Beja (-10%), Viseu (-8%) and Portalegre (-5%) These are the regions where there is a sharper decrease in the number of advertisements for houses for rent, when compared to the beginning of 2024, with the same period in 2023.

As regards the time in which rental advertisements are available on the Imovirtual platform, there has been a decrease over the last few years. The average availability time for ads in this category in 2024 is 70 daysin 2023 it was 76 days, in 2022 108 days and in 2021 104 days.
