Imovirtual, a reference real estate portal in Portugal, releases, this Wednesday, its barometer regarding the evolution of average advertised sales and rental prices, in the district of Braga. The data now shared refers to the comparison of March this year, with the same period in March 2023.

At a national level, when it comes to house sales prices, comparing March of this year with the previous month, February, there is a stabilization at €321,000 (+0.31%). Compared to the same period in 2023, which recorded an average sale value of €290,000, there is an increase of +11%, with houses becoming almost thirty-one thousand euros more expensive.

Focusing on the district of Braga, in March this year, buying a house costs, on average, €276,000. Compared to last month, February 2024, the increase was slight, 2.22%, as in that period buying a house cost €270,000. However, when compared to the same period in March 2023, when buying a house cost, on average, €249,000, there is a steeper increase of 10.84%, making it now €27,000 more expensive.

The municipalities that recorded the biggest increase in the average price of houses for sale, compared to March 2023, were Cabeceiras de Basto (+32%) and Terras de Bouro (+25.02%), where values ​​rose from €125,000 to €165,000 € and from €159,900 to €199,900, respectively.

Amares (-12.71%) and Póvoa do Lanhoso (-1.64%) are the municipalities that, compared to March last year, registered a drop in the average sales price, with values ​​decreasing from €229,000 to €199,900 and €213,500 to €210,000, respectively.

Cabeceiras de Basto (€165,000) and Celorico de Basto (€159,900) stand out as the cheapest municipalities to buy a house in March. The most expensive are Esposende (€335,000) and Braga (€305,000).

In relation to the national average value of properties for rent, there is an increase in the average rent of +33%, being 320 euros more expensive, when compared to the same period last year. Although we are seeing a slight stabilization of average values, in March there was an increase (+4%), now standing at €1,300, compared to last month.

As far as the district of Braga is concerned, renting a house in March this year costs, on average, €950, a slight increase of 5.56%, compared to last month, a period in which houses for rent cost, on average, €900. . Compared to March 2023, there is a significantly steeper increase of 18.75%.

Vila Nova de Famalicão was the municipality that recorded the biggest increase in the rental price of houses, compared to March 2023, with an increase in values ​​from €650 to €900, followed by Braga (33.33%), from €863 to 1,150€.

On the other hand, Guimarães (-1.85%) was the municipality that recorded a drop in average house rental prices, from €810 to €795. Barcelos stands out as the cheapest municipality to rent a house in March this year (€775). The most expensive municipality is Braga (€1,150).
