“ANDThese transactions generated a turnover of approximately 2.5 million euros, which means an increase of 21% compared to the previous quarter (around 2.1 million euros) and +38% compared to the same period last year (around 1 .8 million euros)”, says ERA in a statement released today.

According to the company, “the sale of new homes represented, in this quarter, 15% of housing turnover, gaining an increasingly greater weight in ERA’s total turnover”.

The real estate agency states that the sale of new homes maintained “the growth trend”, having increased by 36% (around 300 homes in the first quarter of 2024) compared to the same period last year.

Of the five municipalities with the most new homes sold, ERA highlights Gondomar (10% of the national total), Porto (8%), Coimbra (7%), Loures (6%) and Seixal (4%).

The type of properties with the most demand in the new development segment were T2s (37%), followed by T3s (29%), T1s (20%), T4s (10%) and T0s (3%).

According to the real estate agency, “although only 3% of new homes sold were T0, the demand for this type has grown substantially, especially from investors, and these are properties with a very quick absorption (sale) time.”

As for the customer profile, it remained “similar to previous quarters”, with around 80% of buyers being Portuguese and the remainder from countries such as Brazil, Germany, USA and France.

“The numbers confirm a growth trend seen over the last year. The macroeconomic uncertainty that marked the start of 2023 made the increase recorded in this first quarter even more significant and gives us good prospects for the rest of the year”, anticipates the director of the New Ventures Department at ERA Portugal, David Mourão-Ferreira, mentioned in the statement.
