The president of the Chamber of Paredes de Coura said today that the transformation of an 18th century manor house into a rural inn, by Brazilian investors, must begin by the end of June. At issue is Casa do Outeiro, an 18th century manor house located in a rural environment in the parish of Agualonga, in Paredes de Coura.

Speaking to the Lusa agency, Vítor Paulo Pereira said he hopes that the transformation of the property will “start in due time”, ensuring that in bureaucratic terms the project is completed.

“If it doesn’t start by the end of June, either another investor will be found, or we will have to hold a new public auction”, explained the socialist mayor.

In a note sent to the press, in 2021, the Câmara de Parede de Coura explained that the concession provided for the payment, by the investor, of a minimum annual rent of 13,800 euros (1,150 euros monthly).

Casa do Outeiro “is part of a notable group of mansions in Paredes de Coura, which in the region are preferably called Casas Grandes”.

The property “had an agricultural function as the predominant activity, given the extension of the two granaries on the land in front of the house”.

The “property has a total area of ​​10,443.30 square meters and a built area of ​​2,353.54 square meters, plus an area for possible expansion.

With “a broad body of construction from different eras, the architecture of Casa do Outeiro ranges from Mannerism to Baroque, and at a later stage, to the simple, straight lines of the late 19th century”.

In June 2020, the Chamber of Paredes de Coura amended the Municipal Master Plan (PDM) to “expand” the use of the 18th century manor, allowing its recovery for tourist purposes, through the Revive program.

The manor house “is a 17th century construction, flanked by a chapel, and which combines models with erudite and popular roots, in which the cornerstones, cymbals, moldings and granite ornaments stand out”.

The State’s heritage rehabilitation and valorization program (Revive Património and Revive Natureza) is a joint initiative of the Ministries of Economy, Culture and Finance, and “aims to recover properties that are vacant or in a poor state of conservation, which are not have the potential to be adapted for housing purposes, allowing tourism projects to be developed using public and private investment”.
