The average rental price for residential rentals rose 3.75% in the first quarter of 2024, according to the most recent data from the FipeZAP Index.

In March alone, the indicator showed an increase of 1.16%, which represented a slowdown in relation to the February result, of 1.28%. Residential rent has increased by 15.19% in the last 12 months.

The indicator numbers were above the variations in both the IPCA and IGP-M in both the monthly and annual comparisons.

Based on data from 25 monitored cities, the average rental price for residential properties was calculated at R$44.15/m² at the end of March.

According to last month’s calculation, properties with four or more bedrooms registered a higher than average price increase, of 1.51%, contrasting with the relatively smaller increase identified among units with two bedrooms, of 1.11%.

In March, of the monitored capitals, the biggest changes in rent were observed in Fortaleza (2.21%), Salvador (2.13%), Florianópolis (1.66%), Curitiba (1.56%), Brasília (1 .20%), São Paulo (1.13%), Recife (1.02%), Belo Horizonte (1.01%), Rio de Janeiro (0.85%), Porto Alegre (0.81%) and Goiânia (0.62%).

Based on data from March 2024, the average residential rental return was valued at 5.82% per year.
