Buying a house in the Lisbon district costs, on average, 399 thousand euros. However, when compared to last month, it was found that prices dropped slightly, from 448 thousand euros in March to 399 thousand in April (-11%), which represents a drop of 49 thousand euros, according to the Imovirtual, in its Barometer relating to the evolution of average announced rental and sales prices in Lisbon. The data shared refers to the comparison of April this year with the same period, April 2023.

The municipalities that registered a greater increase in the average price of houses, compared to April 2023, were Sobral de Monte Agraço (+17%), where values ​​rose from 179,000 euros to 210,000 euros, Alenquer (+15%, 174 000 euros to 200,000 euros), Lourinhã (14%, 307,500 euros to 350,000 euros) and Cascais (+12 euros, 850,000 euros to 950,000 euros).

Vila Franca de Xira (-9%), Cadaval (-7%), Amadora (-7%), Arruda dos Vinhos (-6%), Odivelas (-3%) are the municipalities that registered a drop in the average sales price, with values ​​falling to 260,000 euros, 200,000 euros, 200,000 euros, 267,500 euros and 299,700 euros.

Azambuja (179,000 euros), Alenquer (200,000 euros), Cadaval (200,000 euros) and Amadora (200,000 euros) stand out as the cheapest municipalities to buy a house in April. The most expensive were Cascais (950,000 euros), Oeiras (585,000 euros), Lisbon (550,000 euros) and Mafra (480,000 euros).

At a national level, the same happened with house sales prices, where the increase was even more slight. In general, buying a house continues to be around 30,000 euros more expensive than in April last year (+10%), when the average sale value was 295,000 euros and now stands at 325,000 euros . But, when compared to last month, March (+2%).

Incomes rise

In relation to the average value of properties for rent, there is an increase in the average rent of +8%, making it 100 euros more expensive, when compared to the same period last year. Although we are seeing a slight stabilization of average values, in April there was an increase (+4%), now standing at 1,300 euros, compared to last month.

Focusing on the Lisbon district, renting a house costs, on average, 1,700 euros, exactly the same amount as last month. Compared to April 2023, prices increased by 100 euros (+6%), going from 1,600 euros to 1,700 euros.

Although there was an increase in practically all municipalities, Alenquer (19%) and Vila Franca de Xira (16%) are the municipalities with the greatest increase in average income in April, compared to the same period last year, with values ​​rising to 1,200 euros, 850 euros, 1,000 euros and 1,000 euros, respectively.

On the other hand, Lourinhã (-56%); Azambuja (-35%), and Torres Vedras (-3%) are the municipalities that saw the biggest drop in average prices when compared to the same period last year, with values ​​falling to 1000 euros, 537.5 euros, 875 euros and 850 euros.

Torres Vedras (850 euros) is the cheapest municipality to rent a house in the Lisbon district. Cascais, Lisbon, Oeiras and Mafra are the most expensive municipalities, with average rents of around 2,700 euros, 1,750, 1,600 and 1,600 euros, respectively.
