There are already several complaints from tenants who saw their incomes are increased well above the legal limitaccording to news published this Wednesday in Público.

At issue is a measure taken by the last Government of António Costa, integrated into the More Housing plan, which places a maximum ceiling of 2% on rent updates of properties that have been on the market in the last five years. The law has been in force since October 2023.

A Renaissancethe general secretary of the Lisbon Tenants Association (AIL), António Machado, argues that the measure “never worked” because there is no adequate supervision.

“It was obvious that it wasn’t going to work, if there is no supervision it won’t be complied with. There is no entity to complain to, and to monitor this matter”, states António Machado.

The secretary general believes that “the rental market is discredited” because “it does not work as it should” and regrets that the “victim” is always “the weakest party, called the tenant.”

“The Public Administration, the Government and the municipalities, which should be intervention entities, they are Olympianly indifferent to the problem”, highlights the person in charge.

Regarding the new government’s intention to revoke income freezespresented in the Government Program, António Machado states that AIL is “against any measure that changes the rules of the game”.
