In monthly terms, the price of rental housing rose 1.7%, after remaining stable in the last two months. Price per square meter is now 16.10 euros, according to idealista data.

The prices of houses for rent in the national territory rose 1.7% in April, compared to the previous month. In the fourth month of the year, rental prices were around 16.10 euros per square meter (m2), according to data from the idealista portal.

However, the increase was not so slight when analyzing the same period last year. In annual terms, the price of houses for rent in Portugal increased by 16.4%, when the price per m2 stood at 13.9 euros. This increase comes after two months of price stabilization, in February and March.

In terms of district capital cities, Faro (8.3%), Évora (5.4%) and Aveiro (5.3%) lead the price rises in April. They were followed by Setúbal (3.6%), Viseu (3.5%), Funchal (2.6%), Porto (1.5%), Viana do Castelo (1.4%) and Braga (0.7 %). During the period under review, the price only fell in Castelo Branco, which registered a drop of 2.5%, while it remained stable in Lisbon and Leira.

“O ranking of the most expensive districts to rent a house is led by Lisbon (19.8 euros/m2), followed by Porto (15.2 euros/m2), Madeira Island (13.8 euros/m2), Faro (13.6 euros /m2), Setúbal (12.6 euros/m2), Coimbra (10.7 euros/m2), Évora (10.1 euros/m2), Beja (9.9 euros/m2), Aveiro (9.7 euros /m2), Braga (9.4 euros/m2), Leiria (9.2 euros/m2) and Viana do Castelo (8.2 euros/m2)”, supports the idealista’s analysis.

In turn, theThe most economical prices are in Vila Real (5.9 euros/m2), Portalegre (6.1 euros/m2), Viseu (7.2 euros/m2), Castelo Branco (7.2 euros/m2) and Santarém (7.8 euros/m2).

Also by regions, the Area Metropolitana Lisbon remains the most expensive, at 19.1 euros/m2. In April, prices for rental homes rose in all regions, with the Azores (5.2%), Madeira (3%), Algarve and Centro (2%) leading the monthly increases.
