MPRN wants urgent solution of structural problems in residential works

The Public Ministry of Rio Grande do Norte (MPRN) recommended the construction company that owns Residencial Lagoa Azul to carry out the necessary interventions to definitively resolve the structural problems detected in the works of the project, located in the city of Extremoz, in Greater Natal.

For municipal management, the MPRN recommends that those responsible for the irregularities found in the report produced by the Specialized Technical Support Center (Cate/MPRN) be fined, which include problems with water tanks, intercoms, garbage disposal and fire fighting systems.

The MPRN requests that the necessary administrative and judicial measures be taken and, if applicable, proceed with the interdiction and embargo of irregular works, without licensing and posing a risk to the population. Violators must be held responsible for repairing damages resulting from failures in the construction process, as a way of avoiding accidents.

The recommendation highlights that the water reservoirs in blocks A, B, C and D present serious structural problems, which do not arise from misuse, but rather from construction defects. The degradation of these reservoirs can compromise the building and cause it to collapse.

For those responsible for the project, the MPRN indicates that they proceed with the reforms recommended in the Cate/MPRN report, which range from identifying the cause of infiltrations and their recovery in all buildings and facades, through painting with adequate preparation of the substrate to solve painting pathologies and the replacement of damaged frames, among others.

Among several other measures, the MPRN considered urgent recovery and installation of a fire fighting system, in accordance with the Fire and Panic Safety Code of Rio Grande do Norte, the repair and maintenance of the entire condominium intercom system and the repair and maintenance of the internal and external lighting system, including sensors.

Identify the structural problem of the water reservoir slabs in blocks A, B, C and D and make the necessary repairs (including cold water installations and water tanks); carry out tests and maintenance on the piped gas system; and closing the open door in the residential wall are more measures that must be implemented urgently.

The recommendation also mentions that those responsible for the project must build a suitable garbage house to dispose of the condominium’s residential waste and regularize the work before all supervisory bodies. This means promoting the due licensing process and posting a regularity sign for the work with necessary information, in accordance with the environmental agency and the relevant legislation. Finally, they must refrain from carrying out construction without proper licensing from the competent environmental agency.

In case of non-compliance with what was recommended, the MPRN informs that it will adopt the necessary legal measures in order to ensure its implementation, including through the filing of a public civil action. A period of 10 days was given for those responsible to take the necessary measures to resolve the problem.
